All EC purchases involve an Option to Purchase (OTP) and a Sale & Purchase Agreement (SPA) that must be handled by a qualified conveyancing lawyer
Your lawyer acts on your behalf to conduct title searches, handle CPF withdrawals, coordinate with the bank on your mortgage, and ensure the transfer of ownership is legally clean
HDB and the developer both require legal representation to be in place before the transaction can be completed
What your lawyer typically handles:

Reviewing and executing the OTP and SPA
Liaising with CPF Board if you're using CPF funds

Yes it is advisable to have a conveyancing lawyer to assist on the process, even if you are purchasing on all cash basis. This is because there are various parties to liaise with, not only the conveyancing law firm side for the developer. 3) Therefore engaging a conveyance lawyer is not just a formality but a legal necessity for a property purchase in Singapore.
4) They act as your legal guardian, ensuring the transfer of ownership is valid, secure, and compliant with all laws.

5) The consequences of not engaging a lawyer are as follow:
(a) Fraud: You have no knowledge and way to confirm the seller is the true owner of the property.
(b) Financial loss: You could lose your entire deposit if the OTP is not drafted correctly or if the seller backs out without a caveat to protect your interest.
(c) Hidden liabilities: You could become responsible for the seller's unpaid property taxes, renovation debts, or other emcumbrances tied to the property.
(d) Invalid transaction: The transfer of ownership simply cannot be registered with the authorities, meaning you will never be the legal owner of the home you paid for.

6) In short, a convenyance lawyer is the only party in the transaction who is legally obligated to protect your interests.

Yes, it’s a requirement for a legal firm to handle a transaction in SG!
Some banks have their own panel of law firm that may only work with certain bank (if u are obtaining a loan from FI) and there may be additional charges if u engaged a law firm not under their panel!
