Hi! Lovely family setup — kids and dogs make a home! ????Could you let me know which estate you are referring to? Once I know the development I can give you accurate information on both the pet policy and MRT noise levels.That said, since you have multiple dogs and young children, let me share some important things to note when searching for a rental:On Pet Policies:

Every condo development has its own pet policy set by the Management Corporation (MC)
Most condos allow dogs but restrict by breed and size — typically 1 to 2 dogs maximum and usually no large breeds
Multiple dogs is a specific requirement that significantly narrows your options — not all landlords or condos will accommodate this
Always get pet approval in writing from both the landlord AND the MC before signing any tenancy agreement
On MRT Noise:

Units facing the MRT track directly will experience noise especially on higher floors where sound travels more openly
Stack facing and floor level matter significantly — I can advise specifically once I know the development
Generally units on the opposite side of the development from the MRT line offer noticeably quieter living
On 2-Year Lease with Kids and Dogs:

A 2-year lease is actually a strong selling point for landlords — longer stability is attractive
However multiple dogs requires careful landlord matching — not all landlords are comfortable regardless of what the MC allows
A good tenancy agreement should clearly state pet approval, number of dogs allowed and any reinstatement conditions at end of lease

With pets, this can be slightly more challenging to secure a unit for rent. In terms of noise, it will very much depend on facing of unit. Inside facing units tend to be quieter but if you are very sensitive to noise, it is best to make arrangements to view these properties on rent to have a feel of the situation on ground.

The estate is pretty pet friendly, and is near the gardens/ lake which is great!

On the unit itself, it depends on whether you get one facing the lake / MRT side or inwards, but for most families can accept the MRT sounds as background noises.

However, we may need to find particular landlords that would accept tenants with pets, as some may not allow that.
