my freehold gem
People always complain Pandan Valley is old, but old doesn't always mean bad. I've owned my unit more than 15 years and still won't swap it for most new launches. How to compete? It's freehold, huge layout and plenty of greenery. Some rustic points: Covered parking lots are quite narrow, stuff is old, but neighbours are so friendly and the place has real character. Everytime I visit newer condos, everything looks fancy but so packed together. Here I have breathing space, and that matters more to me than glossy facilities. -

a luxury of space
honestly nowhere else gives you this amount of space anymore like Pandan Valley. it's just an apartment but feels almost like a landed house with split levels and a huge balcony! The estate itself is also massive, with lots of big trees and open spaces where I used to run around, and now my kids do the same. we even have a supermarket, cafes, tuition centres and clinics inside, so it really feels like a small village... Kampung Pandan? known my neighbours for years maybe decades and we saw each other grow up. Now our children are friends too. Hope this can continue -

Has so much character
living at Pandan Valley in Singapore since relocating from Europe, and this development has so so much character. It doesn't feel like the typical high-density condo in Singapore, and not isolated like a house. The buildings are well spaced apart with beautiful trees everywhere, making the estate feel peaceful, shaded and cool even on hot afternoons. My apartment is enormous compared to newer developments and gets plenty of natural light. So thankful for this! Of course it's an older condo, so don't expect shiny new facilities everywhere. But I value space and greenery over fancy finishes, so this is still one of the best places around. -

freehold and so huge!
Pandan Valley is a freehold condo with proper living space. old, yes, but it's aged quite gracefully. gardens are nice and the estate is surprisingly clean considering how huge it is. I really mean it's super huge! Facilities are simple but enough for daily use, and I like that everything from childcare to veterinary clinic is inside the development. Makes life very convenient. Alright so the lifts and some common facilities feel dated, and renovation noise pops up every now and then. Still will choose this over a tiny new apartment any time. -

If you have normal hearing, do not live here. If you have a dog or cat, it would be cruel to make them live here. You will be woken up every morning by a symphony of industrial noise. There is constant renovation work (drilling, cutting, striking) that carries on all year, nonstop from 9 to 5. Add to that the sound of lawnmowers and airplane "bombardment." The noise is so bad that the sounds of kids, birds, and the air-conditioner have become the most quiet things you can hear. So, if you're looking for a low-end, inferior, and stressful life for a premium price here in Singapore, please come! -

Tranquil place for Family
A good place to be away from hustle and bustle of city and yet close proximity to town and good schools. The surrounding forest provides a constant supply of fresh air and the greenery offers a natural playground for kids and pets to roam freely. The large open aeras are ideal for outdoor games and leisurely strolls. If you value a bright, airy and breezy living space then this is definitely a place worth considering. although this is an old condominium, the big units offer great potential for those willing to invest in renovations. -

Spacious quiet condo with 7-11, cafes and cli
We moved here 3 years ago and really enjoyed living here. The building walls are thick and make the units very quiet inside. My balcony is big enough to hold BBQ party. My family enjoyed living here with the convenience of amenities, ranking from bakery, cafes, clinic and a French restaurant! -

Spacious grounds, old development
The units are big-sized and the undulating grounds (which you can hardly find in condos today) cover a wide area. Self-contained with a pet-friendly cafe, shops, tuition centres and clinic. Entering from the back is a bit of an issue during Covid-19 - the security guards are needlessly strict. But otherwise, a good development if you don't mind the age. -
